Married couple Janet and Ryan are the owners of a small business that sells LED lighting products for pinball machines in Boulder, CO. They own a 1915, two-bedroom Craftsman home where they rent out their converted, detached garage, now known as the "guest house." The space is not a typical “hotel room,” but designed to attract visitors who are looking for something different, like their vintage arcade located in the basement! Boulder has a booming startup industry, a plethora of festivals and conferences, and is a haven for outdoor recreation activities. However, for Janet and Ryan, they are struggling to decide on a theme to market their home with. They don’t want to be just another “rustic” cabin near the mountains, nor do they wish to be just a quirky, retro arcade home. They want to make sure to maximize their home’s appeal for the most amount of guests.

Efficiency of space in the small guesthouse is a top priority, and the couple would love to install a Murphy bed to give their guests the ability to utilize more of the space for Zen inducing activities like yoga and meditation. With this however, they would need to refinish the wood floors as they are worn out. They would also like to improve the outdoor lighting around the guest house both for safety and ambiance, as well as adding more attractive landscaping. Additionally, the guest bathroom located in basement needs a cosmetic facelift, including installing new grout. Janet and Ryan would also like to enhance the arcade, which is currently just a “basement with games.” The couple would like to add a bar to the arcade complete with neon signs and stocked with local craft beers, as well as to install proper overhead lighting and add a cozy lounge area. They also feel they can attract guests by offering supplies for local activities including use of snow shoes, hiking poles, yoga mats, and mountain bikes. These improvements will take Janet and Ryan’s place from “different” to extraordinary and allow their rental to be a destination in and of itself. The increase in guest stays and room rates will also allow them to take a much desired trip to Turkey!
