Hannah Rich: Home Flipper / Dustin’s Fiancé

Dustin and Hannah are “couplepreneurs” that have been business partners for the last 3 years of their 13-year romantic relationship, and they are just getting started! Both born and raised in High Point, North Carolina, they were fueled initially by helping others in their small and tight-knit community. Dustin is the visionary and always pushes things forward, constantly on the lookout for the next sale whereas Hannah keeps him in line with what’s realistic – and attractive, as she brings the design expertise to the business.  

In a town of 120,000 that both Dustin and Hannah grew up in, it’s hard to do any business anonymously. Part of the fun for them is that with the owners of any house they buy, there’s almost always a connection. Whether they went to high school with the owner’s sister, or dated the owner’s granddaughter, flipping homes in a small town comes with small town ties. This includes everything that they work on, like the seven sight unseen homes they bought in just the last month! While these homes especially can be grotesque, like the one where Dustin stepped in human feces, or the one with “puppy-sized” rats, it’s all worthwhile to Dustin and Hannah when they can help better their community. Plus, as Dustin says of the grossest homes – “what’s that smell? Smells like money!”

Hannah and Dustin have done sight-unseen properties and specialize in older, derelict homes. On the front end, they are looking for off-market properties and offering cash, which is a chaotic and messy process in and of itself. They knock on doors, send flyers, make cold calls all in an effort to find fixer uppers with potential for extreme transformations. Once they find a place, Dustin oversees the renovation and Hannah helps to design. When subs can’t do all the work, the couple will get their hands dirty and help to restore themselves.

Dustin and Hannah don’t do it all alone – they have a fantastic team of internal and external partners that they’ve gathered over the years. Dustin’s best friend Steven acts as project manager as his side job, and his 14-year-old son has even been a part of some home flips, like when they had to push him through a window as a toddler to unlock the front door of an abandoned property. Recently, Amy, an interior design intern joined the team from the community college in town, and Dustin and Hannah are having fun mentoring her in the ways of business that school just won’t teach! Among the external partners are larger investors and VC partners that help with the capital needed for the volume of buying and flipping at D.L. Hoffman Homes – which is well over 100 deals deep. 

Although the couple has been together for over a decade, when it came time for them to get married, COVID had other plans…So on top of flipping gritty and gross homes the couple is planning a wedding! As if they didn’t have enough chaos in their lives…
